- Rent management — 5% of the monthly rent for collection, tenant relations, and reporting.
- Renovation / project management — 10–15% of the project cost to source, coordinate, and oversee contractors.
- Emergency after-hours call-out — On-site attendance for an urgent event — from ¥10,000 per incident (coordination itself is included in every plan).
- Fixed-asset & city-planning tax — Annual municipal property tax — we track due dates and can pay it for you.
- Fire & earthquake insurance — Annual premium — see our insurance estimate for a figure for your property.
