Our family house is on the low Nobi plain near the Nagara and Kiso rivers. How do you deal with flood risk?

Parts of southern Gifu lie in old wajū ring-levee districts and other low ground beside big rivers. We check your address against the municipal hazard map, keep gutters and yard drains clear before the rainy season, and inspect the house for water marks and damp after heavy rain.

Is the whole prefecture snow country, or only the Hida mountains?

It varies a lot. Gifu City and the Mino area get comparatively little snow but have hot, very humid summers, so damp, mould and termites are the main concerns there, while Hida and Okumino need proper snow and freeze preparation. We set the visit plan to match where your house actually is.

The house I inherited came with rice fields. Can you look after the land as well?

We can arrange mowing and basic upkeep so the fields do not become overgrown and cause trouble with neighbours. Selling or transferring farmland usually needs permission from the local agricultural committee, so for that step we point you to a judicial scrivener or administrative scrivener.

How much does property management in Gifu cost?

Plans run from ¥14,000 to ¥42,000 per month depending on how often we visit — quarterly, every other month, or monthly. The right cadence depends on your Gifu property's type, age, and condition. Rental management is 5% of rent, and renovation is quoted separately.
