English-Speaking Property Management in Ibaraki

Just northeast of Tokyo, Ibaraki is a prefecture of open farmland, the Kasumigaura lakeshore, the beaches of Oarai and the twin peaks of Mount Tsukuba. Tsukuba Science City is home to research institutes and a large international community, and the Tsukuba Express connects it directly to Akihabara.

Owners abroad tend to hold either a rental near Tsukuba or Mito, or a family farmhouse on a large rural plot. MonoHaus manages both kinds of property, handling tenants and lease paperwork, plus the mowing, gutter clearing and pre-typhoon checks that a big country lot needs, all reported in English.

What Ibaraki property needs

  1. 01

    Researcher and expat rental demand

Tsukuba's institutes and university bring a steady flow of researchers on fixed-term contracts. We handle tenant placement, move-in and move-out inspections, and renewals with Japanese agents.

  2. 02

    Big rural plots

Ibaraki farmhouses often come with sizeable gardens, outbuildings and field edges that grow fast in summer. We schedule cutting and clearing so the property stays tidy and doesn't cause trouble with neighbours.

Property management in Ibaraki — FAQ

Our home in the Joso area is near the Kinugawa river. How do you handle flood risk?
In September 2015 the Kinugawa burst its banks in Joso, flooding a wide area. We check the city's hazard map for your address, keep valuables and appliances off the ground floor where you agree, and confirm whether your fire insurance covers flood damage. When heavy rain is forecast we can check drains and gutters, and we visit to inspect once it is safe.
The farmhouse we inherited has a septic tank and a well. What upkeep do they need?
Septic tanks (johkaso) need regular maintenance and a statutory annual inspection, and the notices from the inspection body are easy to miss when you live abroad. Wells and their pumps also need running from time to time so they don't seize. We keep track of the inspections and run the water on each visit.
Should we rent our Tsukuba house furnished to visiting researchers?
Researchers on fixed-term contracts often prefer a furnished home, which can make a house easier to let. It also means keeping an inventory and checking furniture and appliances at each changeover. We photograph the contents at move-in and move-out and arrange replacements with your approval.
How much does property management in Ibaraki cost?
Plans run from ¥14,000 to ¥42,000 per month depending on how often we visit — quarterly, every other month, or monthly. The right cadence depends on your Ibaraki property's type, age, and condition. Rental management is 5% of rent, and renovation is quoted separately.
