English-Speaking Property Management in Kanagawa

Kanagawa gives international owners the best of the capital region without Tokyo's prices — the Shonan coastline, the Hakone hot springs, and easy commuter access from Yokohama to Kawasaki. MonoHaus manages Kanagawa property for owners abroad, entirely in English.

The prefecture spans very different property worlds: a surf house in Chigasaki, an onsen villa in Hakone, a family home in Fujisawa, a bay apartment in Yokohama. We tailor the care to each — coastal corrosion checks near the sea, freeze protection in the mountains — and report to you every month.

What Kanagawa property needs

  1. 01

Coast to mountains in one prefecture

A Shonan beach house and a Hakone hillside home need opposite care. We match seasonal maintenance to each property's setting rather than a one-size checklist.

  2. 02

    Strong commuter rental demand

Kanagawa's Tokyo access keeps rental demand high across Yokohama and Kawasaki. We handle tenant placement, turnover, and lease renewals.

Property management in Kanagawa — FAQ

We own a villa in Hakone. Who keeps track of the hot-spring supply and estate fees?
Many Hakone villas take hot-spring water under a supply contract and sit in estates that charge their own management fees, so the bills come from several places. We keep track of them, check the onsen pipework for scale and leaks, and keep an eye on Japan Meteorological Agency volcanic alerts, as the Owakudani area saw restrictions in 2015.
Our inherited house is in inland Kanagawa near the Tanzawa mountains. What's different there?
Homes on the edge of the Tanzawa foothills, around Sagamihara, Hadano or Atsugi, deal with wildlife such as deer, wild boar and monkeys, and with fast-growing gardens. We secure storage sheds and rubbish areas, arrange regular cutting, and check fences and screens on each visit.
Should I have earthquake insurance on my Kanagawa home?
Kanagawa lies close to the Sagami Trough, the source of the 1923 Great Kanto earthquake. In Japan, earthquake insurance can only be added to a fire insurance policy, so it is worth checking whether yours includes it. We can gather your policy documents and photograph the property's current condition, and your insurer or agent will advise on the cover itself.
How much does property management in Kanagawa cost?
Plans run from ¥14,000 to ¥42,000 per month depending on how often we visit — quarterly, every other month, or monthly. The right cadence depends on your Kanagawa property's type, age, and condition. Rental management is 5% of rent, and renovation is quoted separately.
