What Mie property needs

  1. 01

    Coastal & typhoon exposure

Mie's Pacific coast faces real storm and salt exposure. We prioritise pre-typhoon prep and prompt post-event checks on coastal homes.

  2. 02

    Rural, watchful care

Countryside Mie homes benefit from a local presence that neighbours recognise — we provide the regular upkeep that keeps a rural property sound.

Property management in Mie — FAQ

How wet does the Kumano coast get, and what does that mean for a house?
The Owase and Kumano area is known as one of the rainiest parts of Japan, and steep slopes meet the sea along much of the coast. That makes gutters, roof valleys, retaining walls and drainage the first things we check, especially after typhoons and long rain fronts.
Can my Ise-Shima holiday home earn something while I am overseas?
Visitors come for Ise Jingu and the bays around Toba and Shima, so short stays can be possible where the property and local rules allow it. We help you check what licence would apply, estimate the work needed, and look after cleaning and checks between stays if you go ahead.
My parents' house is in Iga, inland. Does it need different care from the coast?
Yes. The Iga basin is away from the sea air, but summers are humid and winters are colder than on the coast, so the focus moves to damp, termites and protecting pipes from occasional freezing. We schedule visits around those seasons rather than around typhoons.
How much does property management in Mie cost?
Plans run from ¥14,000 to ¥42,000 per month depending on how often we visit — quarterly, every other month, or monthly. The right cadence depends on your Mie property's type, age, and condition. Rental management is 5% of rent, and renovation is quoted separately.
