Long-term vs short-term rental in Japan

Two very different paths, each with its own income, effort, and rules. Here's how they compare so the numbers make sense.

Long-term lease (賃貸)

Steady monthly income, low turnover, minimal day-to-day work. A fixed-term lease (定期借家) is worth knowing about: it lets you take the home back at the end of the term — useful if you might return or sell. Ordinary leases (普通借家) strongly protect tenants and are hard to end, so choose the lease type deliberately.

Short-term / vacation rental (民泊)

Higher nightly rates — especially for traditional kominka/machiya in tourist areas — but far more management (cleaning, guest communication, check-in, listings) and strict rules. There are three legal routes, below.

Route 1 — Minpaku registration (住宅宿泊事業法)

The common path. Register your home with the local government, notify neighbours, keep a guest register, and meet fire-safety rules. Capped at 180 rented nights per year — the single biggest limit on short-term income. Some municipalities add further local restrictions (e.g. weekends/seasons only).

Route 2 & 3 — Licence or Special Zone

A 旅館業 (lodging-business) licence removes the 180-night cap but requires meeting hotel/ryokan facility and zoning standards. In a National Strategic Special Zone (特区民泊) — parts of Osaka, Tokyo, etc. — you can operate without the 180-night cap subject to a minimum-stay rule. The right route depends on your property and goals.

Tax & reporting

Rental income is taxable in Japan and must be filed; overseas owners generally need a tax representative (納税管理人). Keep records of income and expenses — depreciation, management fees, repairs, and cleaning are typically deductible. We prepare an annual owner statement to make this straightforward.
