購入サポート·Buying Support

Know the house before you buy it.

Photos online never show the damp under the floor or the sag in the roof. We go and look, check the hazards and the paperwork, and tell you in plain English what the house will really need — before you commit.

特長·What you get

Why owners choose us for buying support.

  • A proper look inside

Roof, foundations, timber, damp, termites, plumbing and electrics — inspected and photographed room by room.

  • Hazards and the area

Flood, landslide and tsunami maps, road access, snow, and what the neighbourhood is like to live in or let.

  • What it'll really cost

A rough repair estimate from local trades, so the price you pay includes the work it needs.

内容·What's included

What we take care of.

Before you buy

  • On-site inspection with a photo report
  • Repair priorities and a rough cost range
  • Hazard map and access checks
  • The sales documents (重要事項説明) translated and explained

Through the purchase

  • Questions to the agent and seller, in Japanese
  • Licensed agents and judicial scriveners for the contract and registration
  • Insurance and utilities lined up for handover day

After you buy

  • Keys collected and logged
  • Construction and renovation coordinated
  • Straight into ongoing care on any plan

料金·Pricing

Quoted per property.

A pre-purchase inspection depends on where the house is and how big it is — tell us about it and we'll quote before we go. Specialists for the contract and registration are paid at their cost.

Buying support — questions

Can you inspect a house I found on an akiya bank?
Yes. Akiya-bank listings often have few photos and little detail. We visit, inspect and send you a full photo report with what needs doing, so you can decide with real information.
Do you act as my real-estate agent?
No — we work for you, not the seller, and we don't take a commission on the sale. For the contract and registration, licensed agents (宅建士) and judicial scriveners do that part; we explain everything in English and coordinate them.
What should I check before buying an old house in Japan?
The roof and foundations, termite and damp damage, the water and septic system, road access for trades, and the local hazard maps (https://disaportal.gsi.go.jp/). Older homes can also have rebuild limits if the plot doesn't meet the road-frontage rules — worth checking before you fall in love with one.
