A fair fee on top of the build.
Trades are billed at cost with their quotes and photos attached. Our project management is a percentage of the project, agreed before work starts.

What happens after you sign up.
No long wait and no guessing. Within a month your home has been seen, photographed and written up, and you've agreed a plan for it.
Day 1
You say yes
We confirm your plan in writing and open your owner dashboard.
Days 1–7
Your keys reach us
Handed over in person, sent by tracked post, or collected from your agent or the seller. We message you a photo when they arrive.
Week 1–2
First visit
A full walk-through with photos: every room, the roof line, the garden, meters and anything that worries us.
Within 5 business days
Your first report
The baseline report goes into your dashboard — what's fine, what needs watching, and what needs fixing now.
By day 30
A plan you've agreed
Quotes with photos for anything urgent, your visit dates for the year, and bills set up for us to pay if you'd like.
Project management — questions
- Can you help before I've bought the property?
- Yes. We can visit, inspect and get rough repair quotes while you're still deciding, so you know what the work will really cost before you commit. See Buying Support for the full pre-purchase check.
- How do I stay in control from another country?
- You approve the scope and budget before anything starts, every change comes to you with photos and a price, and you get progress photos every week. Nothing beyond what you've approved is spent without asking.
- Do you handle permits?
- We coordinate them. Larger works can need a building confirmation (建築確認) or local notices; we work with licensed architects and scriveners where the law requires one and keep you informed in English.
