English-Speaking Property Management in Saitama

Saitama offers international owners some of the most affordable property inside the Tokyo commuter belt, plus real character in towns like Kawagoe — 'Little Edo,' with its preserved kura storehouses and merchant streets. For owners abroad, we handle the tenants, repairs and Japanese paperwork that a Saitama home brings, and explain it all in English.

What Saitama property needs

  1. 01

    Affordable commuter belt

Saitama's value and Tokyo access make it a strong rental market. We keep units occupied, maintained, and compliant with building-association rules.

  2. 02

    Historic Kawagoe stock

Kawagoe's traditional kura and merchant houses need craftsmen who understand old timber and plaster — we use specialist trades, not generic contractors.

Property management in Saitama — FAQ

Our parents' house in northern Saitama is shut up all summer. Is the heat a problem?
Inland Saitama, around Kumagaya, is known for some of Japan's hottest summer days. A sealed house gets extremely hot and humid inside, which leads to mould on tatami, walls and stored belongings. We air the house, run the water and check the air conditioners on each summer visit.
We own an old storehouse building in Kawagoe. Are there rules about changing it?
Central Kawagoe's kurazukuri streets are a designated preservation district for traditional buildings, so exterior changes there need permission and are reviewed for appearance. Support for repairs may also be available. We work with your builder to check what applies before anything is quoted in detail.
The family home comes with farmland. Can we sell the field with the house?
Farmland in Japan can't be sold or converted freely: transfers generally need permission under the Agricultural Land Act, and many Saitama outskirts are in urbanisation control areas where building is restricted. A judicial or administrative scrivener can advise on the procedure. Meanwhile we keep the land cut back so it doesn't cause problems with neighbouring farmers.
How much does property management in Saitama cost?
Plans run from ¥14,000 to ¥42,000 per month depending on how often we visit — quarterly, every other month, or monthly. The right cadence depends on your Saitama property's type, age, and condition. Rental management is 5% of rent, and renovation is quoted separately.
