I am buying near Lake Kawaguchi. How should I think about Mount Fuji's eruption risk?

Fuji is an active volcano, and the local authorities publish a hazard map showing possible lava flow and ashfall areas around the Fuji Five Lakes. We help you read where your property sits on that map, and in the event of ashfall we would check roofs, gutters and outdoor equipment.

Our villa is high up in the Yatsugatake area near Kiyosato. Is winter really that harsh?

The southern foot of Yatsugatake sits well above the Kofu basin and gets bitterly cold, dry winters. Draining the water system, checking heating and fuel, and visiting after hard freezes are essential, as is keeping the access road and driveway in mind when snow falls.

My parents' house is down in the Kofu basin, not the mountains. Does it need the same care?

The basin is very hot in summer, so humidity, mould and termites matter more there, although heavy snow is not impossible; Kofu was buried by a record snowfall in February 2014. We adjust visits for summer ventilation and keep a winter plan in place just in case.

How much does property management in Yamanashi cost?

Plans run from ¥14,000 to ¥42,000 per month depending on how often we visit — quarterly, every other month, or monthly. The right cadence depends on your Yamanashi property's type, age, and condition. Rental management is 5% of rent, and renovation is quoted separately.
