Questions

Why is a host-management fee included?
Under the minpaku law, when the owner doesn't stay in the home during lets — always the case for owners abroad — a registered management company has to run it. 15–25% of booking revenue is a common range; use your real quote.
What's the 180-night rule?
Homes let under a minpaku notification can be booked for at most 180 nights a year, and some towns restrict it further. A simple lodging licence removes the cap but has stricter building, fire-safety and zoning rules.
Which is less work?
A long-term let. One tenant, one lease, and a guarantee company covering unpaid rent — versus bookings, cleaning and guest messages every few days.
