Explanation of important matters 重要事項説明(jūyō jikō setsumei)

The formal disclosure a licensed agent must give before a property contract.

Before a sale or lease is signed, a licensed real-estate transaction specialist (宅地建物取引士) must explain the property's legal and physical details: rights, zoning, road access, utilities, hazard-map position and more. It's dense and in Japanese — have it translated and explained before you sign.
