Japan property tax calculator.

Fixed-asset tax (固定資産税) and city planning tax (都市計画税) from your assessed values — with the residential land exception and the four instalments.

Rates
Is city planning tax (都市計画税) charged here?
It's on the same bill if it applies. Many rural homes don't pay it.

Estimated tax per year

¥38,700

Fixed-asset tax
¥30,300
City planning tax
¥8,400

If paid in four instalments

  1. Instalment 1¥11,700
  2. Instalment 2¥9,000
  3. Instalment 3¥9,000
  4. Instalment 4¥9,000

Due dates vary by town — often around spring, summer, winter and February.

Without the residential exception

About ¥76,500 a year —¥37,800 more. That happens if the house is demolished, or if the town formally recommends action on a neglected vacant house.

What counts as a neglected vacant house?

An estimate using the standard national rules. Your bill can be lower because of transition measures or new-building reductions — the figures on the bill are what count.

We can pay it for you

Bills received, translated and paid on time, from ¥3,000 a month — shown in your dashboard.

Property tax questions

Where do I find the assessed values?
On the tax statement (課税明細書) sent with your property-tax bill each spring — it lists each plot and building with its assessed value (評価額) and taxable value (課税標準額). You can also request an assessment certificate (評価証明書) from the city or town.
Why is my bill lower than this estimate?
Land tax rises gradually under burden-adjustment measures, and new buildings can get temporary reductions. If your statement shows a taxable value (課税標準額) lower than the calculation here, that's why — the bill is what counts.
Who pays if I live abroad?
You do, but you'll usually need a tax representative (納税管理人) in Japan to receive and pay the bill. We can do that for homes we look after.
